How Can Property Owners Mitigate Against an Increase in Insurance Premiums?

Do you think the industry in Mississippi is preparing for more and possible worse natural disasters?

I respectfully disagree with the PolicyGenius article.  Mississippi is diligently working to mitigate damage from flooding and wind exposures.  Extreme heat is not a concern, because we live in a Coastal region with access to waterways and breeze.  Our building codes are strict, and we are building stronger and smarter.  Hurricanes are a wildcard, because they are unpredictable, but this is nothing new for our area.  Our people and our area are very resilient.

 

What are insurers recommending property owners do?

The better protected the home, the lower the insurance rates.  Insurers are providing policy credits for homeowners adding mitigation for the protection of their property and add credits for the use of smart-devices that provide an early warning alert for water or smoke damage to reduce damage. Central alarms for fire and break-ins also receive credits. A roof that was replaced after Katrina is now considered to be old by the Insurance Companies.  Roofs that were promised a 30 year life when installed are failing in record numbers, and Companies offer a steep discount for a new roof. Consumers need to review their policy’s coverage level to confirm they have an adequate replacement cost estimated for their home and that they are insured properly.  Aging homes that are not well maintained will pay a higher premium.  The Companies providing the lowest rates are requiring tree limbs to be cut back at least 3 feet from the home, handrails on stairs, removal of liability hazards from the property, repair of any existing damage, and in some cases, they are requiring an old roof to be replaced or the deductible could be 5% or higher. Trampolines and vicious dogs are a liability hazard and cost more to insure. Having a good credit history and low number of claims on your record help you get a better rate.

 

Is it likely we will see an increase in premiums?

Insurance is impacted by global events. With the recent spike in inflation, construction costs, labor costs, lawsuits, and claims expense, we are seeing increased pressure on insurance rates, even for those who did not file a claim. Our Mississippi Insurance Department works well with the Insurance Companies to ensure that they are being treated fairly with adequate rates, and that the Companies are treating Consumers fairly and in compliance with their insurance contracts.  Nothing stays the same, and prices for every industry are increasing, but through mitigation, pride of ownership, and a strong supply of insurance companies, consumers have options for their coverage and pricing.  Private flood companies are offering coverage in our area.  Shopping your insurance every 3 years is a good strategy to be sure you have the best available rate.  You don’t want to shop every year, because you will lose out on loyalty credits.  Bundling home and auto with the same agency may help.  There may also be  deductible buy-downs available to assist with the higher deductibles being mandated by the insurance companies.

Hurricanes and Flooding - Tis the Season

Almost anywhere it rains, it can flood. Even if you live in an area of that you think isn’t at risk, preparation is just as critical as with other types of emergencies.

Compound this with wet summer weather that creates dangerous hurricanes with excessive winds and lots of water movement, and you have the perfect storm for flooding.

Before we get into how you can prevent, limit or react to flooding, it’s important to note that flood damage is typically not covered by your homeowners or renters insurance. Preparing for a flood

The Federal Emergency Management Agency recommends a number of steps to stay safe during emergencies and limit damage from flooding. You should:

+ Build an emergency kit for your family containing such items as drinking water and nonperishable food for each member of your family (two-week supply), flashlights,  a radio, extra batteries, a first-aid kit, necessary medications, personal hygiene items and copies of important documents.
+ Create a communication plan so family members can reach one another.
+ Elevate your air conditioner, water heater and electric panel in your home if live in an area with a high flood risk.
+Consider installing “check valves” to prevent floodwater from backing up into the drains of your home.
+If possible, employ flood mitigation measures to stop floodwater from entering your home.

During a flood


If a flood is likely in your area, quick action may be necessary to protect your family and property. You should:

+Get information from the radio or television.
+Move immediately to higher ground if there is any possibility of a flash flood. Do not wait for instructions to move.
+If you need to evacuate, secure your home and move essential items to an upper floor. Turn off utilities if instructed to do so, and disconnect electrical appliances. However, do not touch electrical equipment if you are wet or standing in water.
+Do not walk through moving water — it can make you fall. Use a stick to check the firmness of the ground in front of you.
+Do not drive into flooded areas. If you are caught in your vehicle in floodwater, abandon your car and move to higher ground if you can do so safely.
+If you have evacuated your home, do not return until authorities tell you it is safe.

After a flood

Flooding can cause emotional stress along with physical hazards, so be mindful of the well-being of you and your family during the aftermath.
+Floodwater can be contaminated by oil, gasoline or sewage, so avoid contact as much as possible.+Make sure your city’s water supply is safe to drink.
+Clean and disinfect everything that was in contact with floodwater.


The Red Cross has a free book available called “Repairing Your Flooded Home,” which contains useful information as you clean up. It’s available at www.redcross.org. Of course, don’t hesitate to contact us as well — we’re ready to help!


If you have flood insurance, contact the claims center of your provider as soon as possible.

4 Steps That Can Keep Your Family Safe During a Disaster

The Gulf Coast is known for palm trees, white beaches, and sunshine. Throughout the year, however, our states also see their fair share of hurricanes, floods, and tornadoes. So, how can families living on the wonderful Gulf Coast be prepared to get through these emergencies safely? By putting together a family emergency plan and disaster kit using the following steps.

Make Sure Your Home and Family Are Protected

On The Gulf Coast, that means knowing whether hurricane-related damage will be protected by your homeowner’s insurance policy and adding additional coverage if necessary.

Develop a Plan and Practice It with Your Family

If you have never experienced a flood, a hurricane, or any other natural disaster, you should know that they can be pretty stressful. Thinking about your family’s health and safety in the moment is never a good idea, as your judgment can be clouded by stress and anxiety, which is why it’s always smart to plan ahead for disasters. FEMA suggests that families review essential emergency and disaster information together and come up with a solid plan that will keep everyone calm and connected. You can even print a copy of your plan and have everyone carry it in their backpack or wallets. With kids, you may need to use some extra finesse to avoid fear and trauma. You can ease some of those fears by talking to your kids about what to do in the event of an emergency and using books to help your children better understand.

Know Your Family’s Evacuation Zones and Shelter Options

Often times, government officials will issue evacuation orders to keep citizens out of the path of strong storms and large wildfires. On the Gulf Coast, evacuation zones are assigned by proximity to the coast and risk of damage from surge waters, but any area may be evacuated if needed. Knowing your zone can help you better prepare for future hurricanes and allow you to escape to safety in the event of a hurricane warning in your area. You may even want to prep your home and leave early. If you will be weathering the storm in-town or if an emergency strikes with little warning, you may need to leave your home and find an emergency shelter. Be aware that many animal shelters do not allow pets, but this tool will help you locate ones that do.

Assemble Emergency Kits for Your Home and Family Members

Putting together a family emergency plan can keep you safe, but you will also want to put together some supplies. Your emergency kit should include essentials such as flashlights, fresh batteries, a first aid kit, and any medications your family members will need (prescriptions should be filled ahead of a storm so you won’t run out). You should also keep a supply of bottled water and non-perishable foods in your pantry at all times since getting to stores may be impossible during an emergency situation. Also, consider assembling some go-bags in case you need to get your family out and to safety quickly. Put smaller versions of the items listed above into a backpack for your family, as well as a few games to keep children calm.

Having an emergency plan in place can help keep your family collected and calm during an emergency. So, prepare your home and family well ahead of time, and talk about this plan together. Your lives and safety could depend on it.

It’s always smart to plan for the worst rather than being surprised by the unexpected. Unfortunately, many people fail to plan with a life insurance policy. A life insurance policy can set your loved ones up for less pain and stress should the unthinkable happen. In fact, the very definition of a life insurance policy is “a contract between you and a life insurance company that helps financially protect your loved ones if you pass away.” This important layer of protection is vital for any family’s disaster or emergency plan. The Winds Are A Blowin --- It's Peak Hurricane Season Again!

You know the drill!  Time to be ready for possible catastrophic weather ... what YOU need to do and know NOW!

1) Flood damage from hurricanes is NOT covered by your home or fire property insurance policy on your residence or business. Even if you are not in a designated flood zone, flood insurance is recommended. You MUST have a separate FLOOD insurance policy through the National Flood Insurance Program. There is a 30-DAY WAITING PERIOD before a new flood policy will become effective. Call or come by our office TODAY 228-385-1177 to get your flood policy!

2) Have a summary of your insurance policies with you if you must evacuate. NOW IS THE TIME to review your coverage levels on each policy (home, wind, flood, auto, etc) and your mortgage holders to ensure that your coverage is adequate and that all information is correct on your policy. Be sure you know your carrier's name and policy number for all of your policies. 3) Home and business preparations:
* Remove yard debris, like dead tree limbs, that could become flying missiles
* Have a safe place to park your cars or store your boat
* Back-up computer records and store them at least 50 miles off-site
* Gather important papers, including inventory lists and insurance information, to take with you if you must evacuate (keep valuable papers in a WATERPROOF container)
* Take pictures or video your possessions to assist in documenting

5) If a hurricane strikes our area, MAKE PERSONAL SAFETY YOUR FIRST PRIORITY! (Beware of dangling electrical wires, broken gas lines, etc.)

7) Following a storm, make temporary repairs and take pictures of all damage. Don't throw away any damaged valuables until an adjuster has personally seen and documented them.

8) Thoroughly document your damage by listing damaged/destroyed items along with estimated values to provide to your adjuster. Take pictures if possible.

9) Your adjuster will discuss with you which damages are covered under your policy. Make a note of your adjuster's name and number, as well as the claim number you will be assigned. You will be assigned a different adjuster for each policy that you have. Keep in touch with your adjuster(s), at least weekly, until your claim is settled.

Top 10 Hurricane Preparation and Insurance Claim Tips

1) Flood damage from hurricanes is NOT covered by your home or fire property insurance policy on your residence or business. Hang On --- It's Almost Hurricane Time - Be Prepared!


The names for the 2014 hurricane season have already been chosen. The season will officially start on June 1 and end on November 30; these dates conventionally determine the period of each year when most tropical cyclones form in the Atlantic Basin. However, the formation of tropical cyclones is possible at any time.

Fortunately, all factors indicate this will be a mild hurricane season. The Bermuda High is often the biggest factor in where a hurricane hits. When a warm air mass forms over the Atlantic, the closer it is to us, the greater the threat that the eye of the hurricane will make an impact on the Gulf Coast. The further it is, the more likely the hurricane will hit further up the east coast. It’s too early to tell where it’ll form. This factor is one of the most difficult when it comes to forecasting hurricanes. Even when forecasting a mild hurricane season with a below average number of storms, a devastating hurricane can still hit a coastline.

History teaches us that a lack of hurricane awareness and preparation create more problems following a major hurricane disasters. By knowing in advance what actions you should take, you can reduce some of the effects of a hurricane disaster. Hurricanes are among nature’s most powerful and destructive phenomena. If you live in an area prone to tropical storms and hurricanes, you need to be prepared. Even areas well away from the coastline can be threatened by destructive winds, tornadoes and flooding associated with these storms. Even though hurricanes can be a major impact, tropical storms and tropical depressions can also be devastating. Floods from heavy rains and severe weather, such as tornadoes, can cause extensive damage and loss of life.

Storm surge and large waves produced by hurricanes pose the greatest threat to life and property along the coast. Storm surge can reach heights well over 20 feet and can span hundreds of miles of coastline. More intense and larger hurricanes produce higher surge. The strong winds of a tropical cyclone can cause dangerous waves that pose a significant hazard to coastal residents. When the waves break along the coast, they can produce deadly rip currents—even at large distances from the storm.

Flash flooding, defined as a rapid rise in water levels, can occur quickly due to intense rainfall. Longer term flooding on rivers and streams can persist for several days after the storm. Hurricanes and tropical storms can also produce tornadoes. Tornadoes most often occur in thunderstorms embedded in rain bands well away from the center of the hurricane; however, they can also occur near the eyewall.   Hurricane-force winds, 74 mph or more, can destroy buildings and homes. Debris, such as signs, roofing material, siding and small items left outside become flying missiles during hurricanes. Winds can stay above hurricane strength well inland.

The National Weather Service (NWS) continuously broadcasts warnings, watches and forecasts, but you may be wondering what some of the terms mean. Below is a brief explanation of the weather terms you will hear in an emergency situation. For more information, visit www.noaa.gov.

„„HURRICANE WATCH: An announcement that hurricane conditions are possible within the specified area. Because hurricane preparedness activities become difficult once winds reach tropical storm force, the hurricane watch is issued 48 hours in advance of the anticipated onset of tropical-storm-force winds.

„„TROPICAL STORM WATCH: An announcement that tropical storm conditions (sustained winds of 39 to 73mph) are possible within the specified area within 48 hours in association with a tropical, subtropical, or post-tropical cyclone.

„„HURRICANE WARNING: An announcement that hurricane conditions (sustained winds of 74 mph or higher) are expected somewhere within the specified area in association with a tropical, subtropical, or post-tropical cyclone. The hurricane warning is issued 36 hours in advance of the anticipated onset of tropical-storm-force winds.

„„TROPICAL STORM WARNING: An announcement that tropical storm conditions (sustained winds of 39to 73 mph) are expected somewhere within the specified area within 36 hours in association with a tropical, subtropical, or post-tropical cyclone.

„„EXTREME WIND WARNING: Extreme sustained winds of a major hurricane (115 mph or greater), usually associated with the eyewall, are expected to begin within an hour. Take immediate shelter in the interior portion of a well-built structure.

Additional Watches and Warnings are issued to provide detailed information on specific threats such as floods and tornadoes. Local National Weather Service offices issue Flash Flood/Flood Watches and Warnings as well as Tornado Warnings.

There are actions that should be taken before, during and after a hurricane or tropical storm. While some of us are more experienced than we'd like to be, others may not be fully aware how to prepare for a hurricane. Some preparations may seem like common sense, but in the danger of the moment, we sometimes forget the simplest of things as we rush to safety. The first thing to do is make yourself a check list, so that when you are in a rush, you can be sure you haven't forgotten anything important! Below are some suggestions for your checklist:

  • Have a mapped out evacuation route

  • Determine your evacuation location and be sure it is pet friendly if bringing your furry family

  • Learn School Emergency Plans for your children

  • Pack/carry all of your important and irreplaceable documents (including insurance, medical documents, passports and photos)

  • Take a quick inventory of your possessions that you are not taking, photograph these if possible

  • Make sure all windows and doors are locked and protected as best as possible

  • Make sure all vehicles not taking the journey are safely stored to avoid flood damage or falling objects

  • Pack a disaster supplies kit including: Water, snacks, batteries, transistor radio, flashlight, first aid, towelettes, can opener, maps, medications, personal needs

  • Pack a multi-purpose tool

  • Carry a list of all of your emergency contacts

  • Carry extra cash, your credit cards are not always able to be used if power is out

  • Pack an extra set of keys to your home and vehicles

  • Pack insect repellant and sun block

  • Be sure to carry a camera with you, so that when you return you are able to photograph any damage

Some other important things to consider are how to prepare your surroundings. Remember to trim those tree branches which may be a threat to you or your neighbor's property in the event of heavy winds. If you own a boat, make sure it is secured. Any loose lawn furniture or decorations should be placed inside your home to avoid becoming projectiles. Help your neighbors do the same!
When evacuating, be sure to avoid flooded roads. Keep your radio tuned to local stations or carry an NOAA weather radio. Fortunately, in Hancock County we our own local radio station created for emergency situations in our area. As long as you are local, you may tune in to 103.5FM and when you are able you can also listen to this station streaming online.

Get Prepared for the Storm - and WIN Hurricane Supplies - Read the Blog to find out how to win ...

While some of us are more experienced than we'd like to be, others may not be fully aware on how to prepare for a hurricane. Some preparations may seem like common sense, but in the moment we sometimes forget the simplest of things as we rush to safety. We thought now that Dorian has formed in the eastern Atlantic it would be a good time to refresh our friends on some of the best tips for hurricane preparedness. If you have some good suggestions, please share them in the comments!

The first thing to do is make yourself a check list so that when you are in a rush you can be sure you haven't forgotten anything important! Below are some suggestions for your checklist:

How to File A Business Insurance Claim

So many disasters!  Tornados, fires, earthquakes, superstorms and hurricanes ... What a mess!  You must get your business up and running again very quickly. 

What do you need to do for your business to be prepared and to quickly recover from a disaster?

A) Work with your Trusted Choice agent to ensure that you have adequate coverages.  You must protect your property and your staff and your livelihood.  You need to become familiar with available coverages to protect your from liability claims, loss of business income, and emerging risks such as cyber liablity.

B) Think through disaster scenarios to be certain you have a Plan of Action depending on the impact.  Consider outside resources, remote access, system backups, and protection or assistance for your staff.

C) When a disaster strikes, know how to survive the claims process!

The Insurance Information Institute has a great article on "Filing a Business Insurance Claim after a Disaster" which provides step by step advice to follow:

1 - Contact your agent or insurer as soon as feasible after the property damage occurs.
2 - Make temporary repairs, but don't throw anything away, because an adjuster will need to see it.  Also, secure your property and prevent further damage from ocurring. 
3 - Compile business financial records to document your loss.  You will need to provide the value for damaged equipment and lost income.
4 - Keep great records on all of your repair expenses for reimbursement.  Most policies allow you to incur reasonable costs and will reimburse you for those.
5- Take pictures of the damage and any damaged items.  Be sure that you confer with your adjuster before disposing of anything, so you do not jeopardize your ability to recover on the loss.
6 - Keep your records organized and stay in contact with your adjuster at least weekly until the claim is fairly settled.  If you have problems with anything along the way in your settlement, your Trusted Choice agent will advocate for you.

A Sad Day in History for the Mississippi Coast

Today marks the 43rd year since the Mississippi Coast was struck by Hurricane Camille.  With winds of over 200 mph and a tidal surge of over 20 ft, many lives were lost and millions of dollars of property, homes and businesses were destroyed.  And the disasters just keep coming - extreme weather, threats of fire and earthquake, and worse --- we need to be prepared at all times!

FEMA has a number of good resources to assist and recommends the following:

+ FAMILY EMERGENCY NUMBERS - have a handy list of important phone numbers for evacuation sites, policy and fire, schools and doctors, so you know who to contact

+ INDIVIDUALS WITH SPECIAL NEEDS - have a plan to taking care of loved ones with special needs
+ PLAN FOR LOCATIONS - know where you will go if you need to evacuate
+ BASIC DISASTER SUPPLY KIT - have critical supplies on hand
+ NATURAL DISASTERS - stay informed on appropriate preparation and response for severe weather and wildfires

Pets Need Disaster Protection Too!!

The Insurance Information Institute shared a great article: Protect Your Pets—Remember to Include Them In Your Evacuation and Disaster Planning.

The article provide some key considerations:
1- Have a Disaster Plan - Know where you will go and how you will get there and how you will transport your pet


Consider taking the 10-minute Challenge to really understand how long it will take you to get ready to evacuate --- and include your family, your key belongings, and your pets!  A very enlightening exercise!
2. Have a Grab-and-Go Disaster Kit for your Family and your Pets (3 days worth of food and water --- and a can opener if appropriate!)

3. Be ready to Evacuate --- and do it as early as possible! (Bring your pets!)

4. When you return, consider the impact the damage will have on your pets - familiar landmarks may have been destroyed and pets need to get re-acclimated to the environment.  It is best not to let them run free because they may become disoriented.

KEEP YOUR INSURANCE UP TO DATE!  Be certain you are adequately covered for protection against important perils - in a Hurricane Zone: Be sure you have fire, wind, and flood coverage, in a Earthquake zone:  get Earthquake coverage!,  in Tornado Zones: be sure you have good wind/hail coverage.

Lessons Learned from Hurricane Katrina

The Insurance Information Institute offers advice on how to be prepared for the next Katrina, as we commemorate the 5th anniversary of the death and devastation from that horrific storm.  Certainly the hurricane was a major catastrophe, but almost as bad, many individuals and businesses suffered a second tragedy after the storm .... because they were not properly insured.

LESSONS LEARNED:
1) Be sure you have flood insurance
2) Businesses need businesss interuption coverage.
3) Strengthen your property  NOW with wind and flood mitigation upgrades and you will SAVE MONEY on your current home and business insurance (i.e.roof enhancements, windows and door protection, clear overhanging limbs and trees within 15 feet of your home, elevate low-lying structures and equipment, etc)

4) Take a current inventory of your belongings for an easier claim process (i.e. use your camera or FLIP to take pictures or use free inventory software from III.
5) Have a disaster preparedness plan, so that you can quickly get "back into business".
6) Review your policies with your Trusted Choice Insurance Agent to ensure your property and content values are updated, so that you are not underinsured.
7) For your safety, follow the advice of the officials if you are told to evacuate.  Some policies even offer a limited reimbursement program for mandatory evacuations.  Check your policy.

Hurricane Season is Here - Is Your Insurance Ready???

OK - It's back.  We all know the drill.  Hurricane season is upon us and we need to be ready --- again.  Let's pray that the meteorologists are wrong, and that our season will be non-eventful .... but let's be prepared for the worst.  Don't let your insurance situation become a SECOND disaster after a hurricane.

1) FLOOD DAMAGE IS NOT COVERED UNDER YOUR HOME OR FIRE POLICY.  You need a SEPARATE policy for each structure on your property.  There is a 30 DAY WAITING period for most flood insurance policies.  Contact Treutel Insurance for this valuable coverage!

2) Make or request a summary of your insurance coverages.  Be sure that your coverages are adequate and that your mortgage / lienholders are accurate.  Contact Treutel Insurance for needed assistance.
